The senior living tour checklist: 30 questions to ask before you decide

Exactly what to ask on an assisted living or memory care tour — about staffing, costs, safety and care — plus the red flags that should end the visit early.
Before you tour
Tour at least three communities, and visit your top choice twice — once scheduled, once unannounced around a mealtime or weekend. What a community is like at 10 a.m. on a Tuesday with the sales director is not what it is like at 6 p.m. on a Sunday.
Bring your parent if at all possible, and bring a written list. Communities that welcome hard questions are telling you something; so are the ones that deflect them.
Staffing and care questions
What is the caregiver-to-resident ratio during the day, at night, and on weekends? Ask for numbers, not adjectives.
What is your staff turnover rate, and how long has the executive director been here? High turnover is the single strongest predictor of poor care.
Who assesses my parent's care needs, how often is the care plan updated, and how will we be told when the level — and price — changes?
Is a nurse on site or on call overnight? What happens if my parent falls at 2 a.m.?
How do you handle medications — who administers them, and how are errors tracked and reported?
Cost and contract questions
What is the all-in monthly cost for my parent's assessed care level — not the base rent? Get it in writing.
What were your actual rate increases for each of the last three years?
Is there a community or entrance fee, and is any of it refundable?
What happens if our money runs out — do you accept Medicaid after a spend-down period, or would my parent have to move?
How much notice is required to move out, and are there any penalties?
Daily life and safety questions
Can we see the actual apartment that would be available, not just the model?
Can we stay for a meal? Watch whether residents are talking to each other and whether staff know them by name.
What does a typical day of activities look like, and how many residents actually participate?
How is the building secured, and what is the protocol if a resident wanders?
Can we see the most recent state inspection report? Every licensed community has one, and you can also look it up yourself through your state's licensing agency.
Red flags that should end the tour
A strong air freshener smell — it often covers incontinence issues. Residents parked in hallways with no engagement. Staff who don't greet residents by name. Evasive answers about staffing ratios, turnover, or inspection reports. Pressure to sign or put down a deposit the same day.
Trust the feeling in the building. A good community feels calm and busy at the same time — residents out of their rooms, staff unhurried, common areas in use.
After the tour
Write down your impressions within an hour, while details are fresh, and score each community on the same five things: care quality, staff warmth, cost transparency, cleanliness, and how your parent reacted.
Then compare your shortlist side by side. Carevoro's compare tool lets you line up up to four communities on care types, pricing and amenities — and the AI Match Score shows which ones fit your parent's specific needs.
Common questions
- How many senior living communities should we tour?
- At least three, and revisit your top choice at a different time of day. Fewer than three makes it hard to recognize what good looks like.
- What is the most important question to ask on a tour?
- Ask about staff turnover and how long the executive director has been in place. Stable leadership and caregivers are the strongest predictors of consistent, good care.
- Should we tour announced or unannounced?
- Both. Schedule the first visit so you get the full presentation, then drop in unannounced around a mealtime or weekend to see ordinary operations.
- How do we check a community's inspection history?
- Every state licenses assisted living and publishes inspection reports, usually through the state health or aging department website. Ask the community for its most recent report and verify it yourself.
